Plan to bulldoze a mechanics’ garage in Alsager and replace it with three homes are being opposed

Plans to bulldoze a mechanics' garage and replace it with three homes are being opposed by Alsager Town Council, Cheshire East's environmental protection officers and United Utilities.
TBE Motor Services has applied to Cheshire East Council for permission to demolish Caldy Motors on Audley Road and build three two-bed mews houses on the site.
A design and access statement submitted by Daniel Matthius Architecture on behalf of the applicant states: "The site currently comprises an existing mechanics' garage building and associated hardstanding areas typical of its historic commercial use.
"The proposal focuses on re-using the site of the existing building into a residential mews-style development, reducing the impact of commercial activity within a residential setting and creating an appropriate new use for the site.
"The site is previously developed land (brownfield) and is therefore an appropriate and sustainable opportunity for housing delivery without encroachment into open countryside."
Access would be from the existing access off Audley Road.
The planning document says: "The development has been designed to provide efficient and functional internal layouts, with each dwelling benefiting from shared parking and amenity space."
Alsager Town Council has objected to the scheme saying there is insufficient drainage information, inadequate car parking spaces for three properties and no garden or amenity space to the rear of the buildings.

It also says the properties do not meet national guidelines for minimum space standards.
Cheshire East's environmental protection (EP) officers have recommended the application be refused.
The EP officer's report states no noise assessment has been submitted and adds: "Insufficient information has been submitted with the application, in order to adequately assess the impact of the proposed development having regard to proximity to a licensed premise."
United Utilities has objected pending further information, saying: "Due to the current proposal's location relative to our wastewater network, it is unclear whether adequate distance is provided to our sewers and as such our current position is that we must object to this scheme."
A neighbour has also objected citing several reasons including overlooking and lack of parking.
The application, number 26/0426/FUL, can be viewed on the planning portal on Cheshire East Council's website.
The last date for submitting comments is May 21.
