Plans to build four homes in rear of extended garden in Alsager resubmitted

Plans to build four houses on an area of land in Alsager which has been used as an extended rear garden have been resubmitted after previously being withdrawn.

Simon Clutton has applied to Cheshire East Council to build four houses with new access to land at the rear of 36 Dunnocksfold Road, Alsager.

The site is a 0.94-acre flat area of land which has historically been used as the extended rear garden area to a residential property called Woodheath at 36 Dunnocksfold Road, Alsager.

An outline application for four detached dwellings at the same location was withdrawn in January due to the landowner being unhappy with the level of information that was provided by the previous applicant within the planning submission.

The new application proposes the construction of four new-build detached houses with dedicated private amenity and garages to each property.

The development consists of two two-storey dwellings and two dormer bungalows.

The placement of the two dormer bungalows have been brought forward slightly, following feedback received from public consultations.

This was to ensure that the siting does not interfere with the 45 degree guidance of the neighbouring residences, with the ridge heights and scale of the properties being in-keeping with predominantly detached dwellings within the immediate vicinity.

The proposed new access road to the properties would be east of 36 Dunnocksfold Road and west of 34 Dunnocksfold Road.

A separate planning application has also been submitted on the site by the owners of 36 Dunnocksfold Road, Frank and Christine Byatt, to improve the existing primary access to Woodheath that would be delivered alongside the proposed new access for four detached dwellings.

This application also includes plans for additional tree planting around the proposed new site entrance to the four units, to the rear of Dunnocksfold Road.

The introduction of a hedgerow, fence line and shrub planting between the line of the new access road and the rear garden of Woodheath also form part of the plans.

The last date for submitting comments on both applications is 11 November and Cheshire East has earmarked early December as the decision target date for both applications.
