Plans submitted to build 36 retirement bungalows on part of an industrial estate in Alsager

A planning application to build 36 retirement bungalows on part of an industrial estate in Alsager has been submitted to Cheshire East Council.
McCarthy & Stone Retirement Lifestyle wants to build the bungalows on land at Excalibur Industrial Estate in Fields Road, Alsager near Alsager train station.
The planning application here says the proposal "seeks to make efficient use of an under-used previously developed site".
It states: "The proposal represents highly sustainable development which provides significant social, environmental and economic benefits to the local community whilst also benefitting the health and wellbeing of its future residents," says the proposal.

"It forms part of Excalibur Industrial Estate, which provides two terraces of industrial units together with the site subject of this application. Residential houses surround the estate to the north, east and south with a large distribution unit on the opposite side of a small wooded area to the east."
Documents submitted as part of the planning application say McCarthy Stone's retirement bungalows are designed to provide an opportunity for older people to downsize whilst retaining their independence.
"The bungalows offer accessible, step-free environments to help address mobility becoming a concern with age. The bungalows provide manageable, low running cost energy efficient homes that still feel spacious, bright, and comfortable," documents further state.
"They are provided in age-exclusive developments that foster a safe, neighbourly feel. The bungalows' internal layouts include non-load-bearing internal walls to allow easy reconfiguration should residents' needs change; larger windows, wider hallways, and open-plan options improve natural light and flow and step-free entry, wider doorways, and older-person-friendly fixtures to enhance safety and comfort."
"This application proposes to create a high-quality retirement living development set within areas of parking, landscaping and private amenity.
"The development will comprise 1 and 2 bedroom bungalows which are age restricted to those over 55 years old."
The application is due to go before a planning committee next month (July).
