Plan to build up to nine homes on land close to the Macclesfield Canal at Scholar Green

Up to nine homes could be built on land close to the Macclesfield Canal at Scholar Green.

Ian Alcock has applied for permission in principle for the dwellings on land adjacent to 6A Cinderhill Lane.

A planning statement submitted by Tarpey Woodfine Architects on behalf of the applicant states: "The site is located within the Scholar Green village settlement boundary and is in an inherently sustainable location.

"The land sits between Cinderhill Lane and the Macclesfield Canal.

"Facilities such as the local primary school, recreational playground, shops, pubs are all easily accessible on foot."

The site, which is just under 0.5 hectares, is served by an existing access off Cinderhill Lane which currently provides access to a single house.

The planning document says: "It is envisaged that the principal development area would be located to the east of the site adjacent to the Macclesfield Canal.

"This would be accessed via a vehicular driveway off the Cinderhill Lane access."

It adds: "A careful and thoughtful design response will be required to harmonise the development with the context."

It also says the site could lend itself to the provision of self-build plots.

The application is for 'permission in principle' (PIP).

This is a two-stage mechanism for obtaining planning approval for housing development.

The first stage, being applied for now, is to establish whether the site is suitable in principle.

That limits the scope for consideration to location, land use and the amount of development.

If PIP is granted, the site must receive a grant of technical details consent before development can proceed.

The application, number 26/2268/PIP, can be viewed on the planning portal on Cheshire East Council's website.

The last date for submitting comments is July 9.
